ParkOps

Staff, work orders and property maintenance — on one screen.

Someone reports a problem. It goes to the department that owns it, the manager who runs it, and the person who can fix it — with photos to prove it was done. No dispatcher, no group text, no clipboard.

Sound familiar?

Every one of these is a thing that falls through a crack. ParkOps closes the cracks.

  • A guest tells someone at the office, and it never reaches the person who could fix it.
  • Nobody knows whether the site got turned over — or who said it did.
  • Somebody forgot to clock out on Friday and payroll is now a guessing game.
  • The mower that needed servicing at 50 hours is at 90.
  • The urgent call goes to whoever happens to answer, at 9pm, again.

What ParkOps does

Everything listed here is in the product today. Nothing on this page is a roadmap.

Work gets to the right person

Reports route themselves

Anyone on staff reports a problem in seconds. It lands with the department that owns it and the manager who runs that department — no dispatcher in the middle.

Manager approval per department

Each department’s manager approves its own work. Owners can approve anywhere, because on a small crew somebody has to be able to act when a manager is off.

An emergency lane that skips the queue

Burst pipe, power out, anything urgent: it goes straight to every eligible person, no approval step. First to accept owns it, and everyone else sees it is handled.

Nothing sits unclaimed in silence

If a job is not picked up, it escalates on its own and keeps nudging on the schedule you set — per department, because the barn and the office do not need the same urgency.

Proof the work was actually done

Before-and-after photos, enforced by the server

Where you require photos, the job cannot be closed without them. Not a reminder — a rule the server refuses to break.

Every punch edit is on the record

Time can be corrected, and the correction is kept forever: who changed it, when, and what it was before.

Permissions that hold at the endpoint

15 separate permissions, checked by the server on every request — not just hidden from the menu. Nobody can edit their own access.

Time and payroll

Time clock that cannot double-punch

One open entry per person, guaranteed. No forgotten clock-outs quietly stacking into a 40-hour shift.

Real payroll maths, including overtime

Weekly hours totalled per person with overtime at 1.5×. Pay rates are owner-only.

Week planner

Lay out who is doing what across the week, then let the routing handle the day-to-day.

Equipment and the property itself

Service plans that fire on hours OR date

A mower on 50 engine hours and a furnace every 6 months are both just service plans. Whichever comes first triggers it.

No surprise work orders

A due service tells you it is due. It does not silently create work orders behind your back — a manager decides, and running it twice never duplicates anything.

Site turnovers and meter readings

Turnover checklists between guests, and meter readings recorded against the site they belong to.

Guests and notifications

Guest kiosk

A tablet at the office lets guests report a problem themselves. It enters the same routing as everything else.

Push notifications to phones

Staff get a push on their phone when work is assigned or escalates — installed from the browser, no app store.

Text messaging via Twilio

Optional: add your own Twilio account and the same alerts go out as SMS, including two-way replies.

Test everything for free first

Out of the box it runs in simulator mode: every text and email is written to an in-app log instead of being sent. Train your crew without spending a cent on messaging.

Yours, not shared

Your own install, your own database

One install per business. Your data sits in your instance — not pooled in a shared database with other properties.

Your name and colours

Property name, logo and colour set at runtime from the settings screen. Staff can pick their own accent without changing what anyone else sees.

PINs, hashed

Staff sign in with a PIN on a shared tablet. PINs are stored hashed with HMAC-SHA256 and compared in constant time.

And what it doesn't do

Easier to read this now than to find out after you've paid.

It is not an offline app.

It installs to a phone home screen from the browser, but it needs a connection. If your back forty has no signal, staff will need to be in coverage to update a job.

No email alerts.

Staff alerts are phone push notifications, plus text messages if you add your own Twilio account. Email is not wired up.

One install per business.

There is no single login that spans several unrelated companies. That is also why your data is not sitting in a shared database — but if you own three parks, tell us and we will set it up as one property list rather than three logins.

It is new, and we say so.

ParkOps was built for a working campground and is in daily use there. We are not going to print a customer count or an hours-saved figure we have not measured.

What happens after you buy

1

It appears in your portal

ParkOps shows up under My Services straight away, marked as being set up. You can see the order and what you paid.

2

We build your install

Your property name, your departments, your staff and their PINs, your escalation timing. A person does this — it is not a signup wizard.

3

We hand you the keys

You get the address and the owner PIN by email, and the Open ParkOps button goes live in your portal. Then we train your crew.

Out of the box ParkOps runs in simulator mode — every text and email is written to an in-app log instead of being sent. Train your whole crew on it before you spend a cent on messaging.

Built and run by a local MSP

Business IT Solutions is in Windham, Maine. We build networks, phone systems and WiFi for businesses around Southern Maine — ParkOps came out of that work, for a campground that needed it. When something needs changing you call us and we change it. There is no support portal in another time zone.

Questions

What kind of property is ParkOps for?

Anywhere with a crew, work orders and equipment to look after: campgrounds, RV resorts, mobile home and manufactured-housing parks, marinas, and apartment or multi-unit properties. It is organised around departments, sites, equipment and guests, so if your property has those, it fits.

Do my staff need to install an app?

No app store. Staff open it in their phone browser and can install it to the home screen in one tap. They sign in with a PIN, which is what you want on a shared tablet at the office. It does need a connection to work — it is not an offline app.

How do staff get notified?

Push notifications straight to their phone. If you add your own Twilio account, the same alerts go out as text messages, including two-way replies. Email alerts are not part of ParkOps.

Is my data shared with other properties?

No. You get your own install with your own database — nothing is pooled with anyone else. That also means your data is yours to export whenever you want it.

Can I try it before I buy it?

Yes. Ask us for the demo and we will send you the link and a sign-in PIN. It is a real running copy with sample staff and work orders, so you can click everything without touching your own data.

What if I need something changed?

That is what the monthly covers, along with hosting and updates. Adding departments and staff, changing escalation timing, wiring up text messaging, adding a second property — call (207) 819-8229 and we do it. We are a local MSP in Windham, Maine, not a support ticket queue.

What happens after I pay?

ParkOps appears in your Business IT Solutions portal straight away, marked as being set up. We build your instance with your property name, departments and staff, then email you the address and the owner PIN. Nothing is automated behind your back — a person sets it up.
